I have been asked this common question on many occasions, does a home pass or fail a home inspection? The straightforward and candid answer is No! And here’s why!
Our job as the home inspector is to educate you on the condition of the home. What this means is that our job is to point out and explain things that are deficient with the house, potential safety issues and things that may not work such as your HVAC not cooling the home properly. We then present this information to you in a professional and timely manner via a digital report.
Sometimes we are the bearer of bad news. However, the good news is everything is fixable, it’s just a matter of how much it will cost to fix or replace and if you’re willing to accept this news. Then it’s up to you to determine if you want to move forward with the purchase of the home
If you’re working with a real estate agent, then it’s their job to negotiate on your behalf. You will determine the items you want to be addressed based on the home inspection report and either ask that the seller fix or replace the items or negotiate a cost reduction of the home. Remember everything can be fixed, it’s just a matter of how much money will it take. If there are items on the inspection report that are too significant for you to handle or you do not feel comfortable moving forward with the transaction based on the seller’s willingness to negotiate, then this is where you have the opportunity to back out of the contract.
So again, the answer is NO, a home does not pass or fail the home inspection.
